Luxury Real Estate Marketing Strategist Needed - Fractional Ownership in Costa Rica
About Black Coast Estates:
We are a luxury fractional ownership real estate development in Playa Negra, Costa Rica. We offer 1/8 co-ownership shares in beautifully designed, fully-furnished homes within a private coastal community. Our properties combine modern luxury with Costa Rica's laid-back surf culture, featuring amenities like pickleball courts, yoga decks, and beach access.
We have 42 luxury homes with 8 shares per home (336 total shares to sell). We're looking for an experienced independent marketing professional to help us sell out our properties through strategic digital marketing, lead generation, and sales strategy.
What We're Looking For:
We need a fractional CMO/marketing strategist who can serve as our marketing partner (not just an executor). You should be an independent professional or very small team with deep expertise in:
✅ Digital Marketing Strategy - Creating and executing comprehensive campaigns for high-ticket real estate ✅ Lead Generation - Building qualified prospect pipelines for luxury buyers (primarily US/Canadian market) ✅ Social Media Management - Organic and paid strategies across Instagram, Facebook, LinkedIn, etc. ✅ Sales Strategy & Funnel Optimization - Understanding the customer journey from awareness to close ✅ Content Creation Direction - Guiding messaging, brand storytelling, and creative assets
Ideal Candidate Profile:
MUST HAVES:
•5+ years experience in luxury real estate marketing, resort/destination properties, or fractional ownership
• Proven track record generating qualified leads and actual sales for high-ticket properties ($100K+)
• Experience with international real estate (Central/South America experience a major plus)
• Deep understanding of digital marketing channels: Google Ads, Meta Ads, email marketing, SEO/SEM
• Strategic thinker who can develop go-to-market strategy, not just execute tasks
• Self-directed and able to work independently with minimal oversight
NICE TO HAVES:
• Experience with fractional ownership, co-ownership, or vacation home syndication
• Background working with developers or property owners (vs. individual agents)
• Familiarity with Costa Rica market or Latin American luxury real estate
• Experience with agencies like Proven Partners, Brandon Agency, Storypowered, etc.
• CRM setup and marketing automation experience
What You'll Do:
Phase 1 - Strategy Development (First 30 days):
• Analyze current website, brand positioning, and market opportunity
• Develop comprehensive marketing strategy and 6-12 month roadmap
• Create buyer personas and ideal customer profiles
• Recommend tech stack (CRM, automation, analytics)
• Outline budget allocation across channels
Phase 2 - Execution & Management (Ongoing):
• Launch and manage paid advertising campaigns (Google, Meta, programmatic)
• Develop content calendar and social media strategy
• Create email nurture sequences and lead generation funnels
• Build partnerships with luxury travel/lifestyle publications and influencers
• Oversee creative production (working with photographers, videographers, designers)
• Weekly reporting on KPIs: leads generated, cost per acquisition, conversion rates
• Monthly strategy calls to review performance and optimize
What Success Looks Like:
• Month 1-3: Complete strategy, launch campaigns, generate first 50-100 qualified leads
• Month 3-6: Consistent lead flow of 30-50 qualified prospects/month, 5-10 property tours booked
• Month 6-12: Achieve 20-30% sellout of initial properties (70-100 shares sold)

• Can structure as retainer + performance bonuses
• Separate budget available for ad spend (managed by you)
Timeline:
• Initial 3-month contract with potential for 12+ month engagement
• Start date: As soon as possible
Workload:
• 20-30 hours/week estimated
• Flexible schedule, but need responsiveness (we're growing fast)
• Some overlap with US Mountain Time preferred for calls
